I am looking into investing some of my crypto gains into property along the Bulgarian Black Sea coast. However, I am completely unsure about the legal framework and whether notaries in Bulgaria actually accept crypto transactions directly. Can You Buy Bulgarian Real Estate with Cryptocurrency, and if so, what is the exact legal status and practical process to complete the purchase without running into issues with anti-money laundering laws?

Directly paying a notary in Bitcoin or USDT is basically impossible in Bulgaria. Bulgarian property law requires all notarial deeds and official transactions to be settled in fiat currency (Bulgarian Lev or Euros) via bank transfer to create a verifiable paper trail for tax purposes.

If you manage to find a seller willing to accept crypto, you still have to convert it to fiat before signing the final deed at the notary. The notary public needs proof of bank origin to comply with strict EU anti-money laundering regulations.

Be very careful with peer-to-peer crypto deals for real estate. Make sure you use a reputable lawyer to protect yourself, and check out this guide on how to avoid scams when buying Bulgarian property before handing over any digital assets.

I actually asked a notary in Varna about this last year. They flat out said no. Crypto is considered a digital asset, not legal tender, so the purchase price in the title deed must be in EUR or BGN.

The practical workaround most investors use is to liquidate their crypto through a licensed exchange, withdraw the Euros to a traditional European bank account, and then wire the funds to the seller or escrow. Skipping the bank is a massive AML red flag.

Are you planning to live there permanently after buying? Keep in mind that just owning property doesn't automatically grant you residency. You might want to read up on whether you can get permanent residency in Bulgaria by buying real estate.

Some shady developers along the Black Sea coast might informally hint that they take crypto, but legally they still have to declare the sale in fiat to the National Revenue Agency (NAP). You can't escape the tax man.

If you ever need to liquidate or exit your investment later, the process for remote sales is also quite strict. You can learn more about that in this article on how to sell Bulgarian property remotely.

The Bulgarian tax authorities (NAP) look very closely at crypto-to-property transactions. You will need to declare the origin of your crypto gains and pay local capital gains tax if applicable before the purchase can be smoothly registered.

In short: you can use crypto gains to buy property, but you cannot buy the property *with* crypto directly at the notary table. Convert to fiat first, use a proper bank transfer, and hire a local independent lawyer.
