Negotiating Property Prices in Bulgaria: How Much Discount Can You Realistically Ask For?

I am currently looking to buy an apartment in Sofia and wondering how aggressive I can be with my initial offers. Are Bulgarian sellers generally open to negotiation, or is the asking price usually fixed? I would love to hear from expats or locals who have recently gone through the buying process about what percentage discount is actually realistic to achieve.

In my experience buying a flat in Lozenets last year, sellers in Sofia are definitely open to negotiation, but asking for more than 10% right off the bat will usually just offend them. I managed to get about 6% off the asking price. Also, before you finalize, make sure you look into Bulgarian property insurance to protect your new investment.

It really depends on the condition of the property and how long it has been on the market. If it's a freshly renovated apartment in a prime location, the price is practically fixed. For older panel blocks needing work, you can push a bit more. Whatever you do, make sure you follow a proper legal checklist for buying Bulgarian property before handing over any deposits.

A realistic discount in Sofia nowadays is usually between 3% and 7%. The market has been quite active, so sellers aren't generally desperate unless the property has some hidden flaws or has been listed for six months plus.

When I bought my place in Mladost, the initial listing was 115k euro, and we settled on 108k after some back and forth. So roughly a 6% discount. Don't be too aggressive or the agent won't even take your offer to the owner seriously.

Locals usually expect some room for bargaining, so asking prices are almost always padded by at least 5%. Start around 8-10% below asking, and you will likely meet somewhere in the middle around 5%.

Be very careful if you are looking at off-plan developments or properties that look half-finished. Read up on unfinished construction and abandoned developments in Bulgaria before making an offer, as negotiation dynamics are completely different there.

The real estate agents in Sofia act as a massive buffer. They will usually tell you straight away if your opening offer is realistic for a specific neighborhood or if the seller is firm on their price.
