Best Cities in Bulgaria for Student Rental Investments: Sofia, Varna, or Plovdiv?

I am looking to buy a property specifically to target the student rental market in Bulgaria and I'm torn between Sofia, Varna, and Plovdiv. Sofia has the biggest universities and highest demand, but property prices are already quite steep. Varna and Plovdiv offer lower entry costs and strong tenant pools due to medical and technical universities, but I am unsure about the off-season liquidity. Which of these three cities offers the best balance of rental yield and capital appreciation for a foreign investor?

Sofia is definitely the safest bet for capital appreciation, though entry prices in districts like Studentski Grad are no longer cheap. If you want steady, year-round demand without worrying about the off-season, Sofia wins hands down.

Plovdiv is the dark horse here. Property prices are still much lower than Sofia, and the IT sector combined with the University of Food Technologies and the Medical University guarantees a steady stream of tenants. Yields are actually quite impressive.

If you are worried about Varna's off-season liquidity, don't be. Sofia offers the best liquidity by far. If you ever need to exit the investment quickly, selling a flat in Sofia is much faster than in Plovdiv or Varna.

Plovdiv has seen massive gentrification around the Kapana district and near the main pedestrian street. Properties within walking distance of the Medical University command very high rents relative to the purchase price.

In Sofia, you really need to target properties near a metro station in Studentski Grad, Darvenitsa, or Malinova Dol. Proximity to public transport is the number one thing students look for.

The main issue with Plovdiv is that older panel buildings require significant renovation to attract good tenants. If you buy new construction, your initial yield drops because upfront costs are higher.
