Hey everyone, I'm currently looking at apartments in Sofia and trying to put together a realistic budget. Beyond the asking price, what kind of hidden costs, notary fees, local taxes, and legal check expenses should I realistically expect to pay in Bulgaria? I want to make sure I don't get caught off guard by any unexpected closing costs during the purchase process.

Hey! Budgeting for Sofia real estate can definitely be tricky with all the extra fees. Generally, you should expect around 3% to 4% of the purchase price on top for closing costs.

Don't forget about the local municipal tax! That usually runs about 0.5% to 3% depending on the specific municipality in Sofia where you buy.

Notary fees are actually regulated by law based on the property price, but they usually scale down percentage-wise the more expensive the property is.

Legal checks are super important before handing over any money. A good independent lawyer will cost anywhere from 300 to 800 euros, but it is totally worth it to avoid title scams.

If you need a mortgage, factor in bank valuation fees and application fees too. They usually add another few hundred euros right at the start.

Agency commission is another big one. Most real estate agencies in Sofia charge around 3% plus VAT, and sometimes buyers have to pay this even if the seller promised otherwise.

Keep in mind that the tax assessment value (the state valuation) is often lower than the actual market price, but notaries calculate some fees based on whichever is higher.

Agency fees, local transfer tax, notary fees, and the entry fee for the Property Register all add up fast. Put aside at least 5% extra to be completely safe.

Are you a non-EU citizen by any chance? If you are buying land with a house, you might need to set up a company, which adds setup and accounting costs. You can check out more details on that in this article about whether foreigners can buy land in Bulgaria.

Translation and interpretation fees! If your Bulgarian isn't fluent, you are legally required to have a sworn translator present at the notary, which costs around 100-200 euros.

Property Registry entry fee is usually around 0.1% of the property value, plus a small flat fee for issuing the final title deed extract.

Don't forget utility name transfer fees after you get the keys. It's not a huge amount, but water, electricity, and heating account transfers all add up to about 50-100 euros total.

Maintenance fees (management fees) if you are buying in a gated complex or a building with a professional property manager in Sofia. Always ask about the monthly fee beforehand!
