Hey everyone, I'm currently looking into the Bulgarian real estate market and seriously considering buying a sea view villa in Sozopol. Could anyone shed some light on the current average price per square meter in prime areas like Budjaka or the Old Town? I'm also wondering which neighborhoods offer the best rental yields during the summer season and if there are any hidden pitfalls I should watch out for as a foreign buyer.

Sozopol is an amazing choice! For prime spots like Budjaka, you are generally looking anywhere from 1,800 to over 3,000 euros per square meter depending on the exact view and build quality.

The Old Town is tightly regulated because of historical preservation laws, meaning prices there can be even steeper, often starting around 2,500 EUR/sq.m for properties that actually have a proper sea view.
Rental yields during June through August are fantastic in Budjaka and near Harmanite Beach. Tourists love walking distance to the beach, so location is everything for booking rates.
Budjaka has seen massive construction over the last few years. Traffic and parking can get a bit hectic in peak summer, so keep that in mind if you prefer ultimate peace and quiet.

If you want high summer yields, look at villas that can be split into separate apartments or have multiple ensuite bedrooms. Large families and groups look for these kinds of rentals all the time.

Another thing to watch out for is land ownership rules if you are a non-EU citizen. While you can own buildings freely, owning the underlying land sometimes requires setting up a Bulgarian company.

Old Town properties have incredible character with their stone and wood architecture, but parking is a nightmare there during July and August. Most houses don't have private garages.

The water supply and sewage infrastructure in some parts of Budjaka have improved, but it's still worth verifying the capacity, especially if you are buying a large multi-story villa.

Honestly, capital appreciation in Sozopol has been quite steady over the past decade. Even with fluctuating European markets, demand for Bulgarian Black Sea coast properties remains strong.

Just take your time, don't rush into a purchase because a broker tells you there are other buyers lined up. Do your due diligence on the title deeds!
