Best Ski Resorts in Bulgaria for Property Investment: Bansko, Borovets, or Pamporovo?

I am currently looking into the Bulgarian ski property market and trying to decide which resort offers the best long-term return on investment. Bansko seems to have the lowest entry prices and a huge expat community, but I've heard mixed reviews about property management there. Borovets is closer to Sofia and has great potential, while Pamporovo is often recommended for families. Which of these three would you recommend for a buy-to-let apartment, factoring in rental yields and capital growth?

Bansko is definitely the most liquid market of the three, but you have to be extremely careful with maintenance fees in the mega-complexes. Many investors get trapped by low initial purchase prices only to get eaten alive by yearly maintenance costs.

My advice for Bansko: buy a resale property in a smaller boutique building rather than a massive 200-unit resort hotel. Your utility bills and maintenance fees will be much lower, and guests actually prefer the quietness.

Pamporovo is lovely for skiing with kids, but the airport transfer from Plovdiv or Sofia is a bit of a slog compared to Bansko's relative ease via the Struma motorway (once fully completed).
