I am currently looking into purchasing a holiday apartment on the Bulgarian coast and I am trying to figure out the ongoing yearly costs. Aside from the municipal property taxes and garbage collection fees, I keep hearing widely different estimates for yearly complex maintenance fees. Could anyone who currently owns property in Bulgaria share their realistic experiences regarding what to expect for these combined annual expenses?

I own a two-bedroom apartment in Sunny Beach, and honestly, the maintenance fee is what catches most people off guard. I pay about 10 euros per square meter annually, which comes out to roughly 700 euros a year just for the complex upkeep, including the pool and security.

Municipal taxes and garbage collection fees are actually quite low compared to Western Europe. For my 65-sqm flat in Nessebar, combined municipal taxes are only about 120-150 euros per year. Maintenance fees vary wildly depending on the amenities. If you have a gated complex with multiple pools, a gym, and 24/7 security, expect to pay anywhere from 8 to 15 euros per square meter yearly. Simpler residential blocks with no amenities might only charge 2 to 4 euros.

Don't forget to factor in utilities when calculating your yearly ownership costs. Even when you are not there, you still have to pay standing charges for electricity and water, plus a basic fee if you want internet active all year round.

I own a studio in a smaller building in Sveti Vlas without a swimming pool. My maintenance fee is a flat 200 euros per year, which covers stair cleaning and lighting. Municipal tax and garbage fee add another 80 euros. It is very manageable.

My total yearly costs for a 1-bedroom flat in Golden Sands run to about 600 euros for maintenance and around 110 euros for local taxes and garbage. It is still much cheaper than maintaining a holiday home in Spain or Greece, though.

Always check if the complex has a functioning homeowners association (EKET). In complexes where owners actually take control, the maintenance fees tend to be more transparent and reasonable compared to when a single developer holds a monopoly on management.

Water and electricity meters are usually read once a year if you are not there permanently. My local accountant pays my municipal taxes and utility bills via bank transfer so I don't incur any late penalties while I am away.
